  6. Deposit

    5. Within 14 days after Tenant vacates or Landlord learns that Tenant has abandoned the premises, Landlord shall give Tenant a statement itemizing the basis for retaining any of the deposit together with any refund due. No deductions will be made for normal wear and tear resulting from ordinary use.

  7. Landlord's duty to repair and maintain premises

    Landlord shall keep the premises and any common areas clean and fit for human habitation and comply with all state and local laws regarding repair and maintenance of the premises.

    Tenant shall immediately notify Landlord of needed repairs. The following needed repairs shall be completed by Landlord by the dates indicated.

  8. Tenant's duty to maintain premises

    Tenant shall keep the premises clean and sanitary and comply with all duties imposed on tenants by state and local law.

    Tenant shall be liable for any damage to the premises caused by Tenant's act or neglect, other than normal wear and tear. Tenant shall be liable for any damage to the premises that Tenant permits to be caused by a family member, guest, or person acting under Tenant's control.

    Upon termination of the tenancy, Tenant shall restore the premises to its condition at the beginning of the tenancy, except for normal wear and tear.

  9. Alterations:

    No substantial alterations, additions, or improvements shall be made by Tenant without the prior written consent of Landlord. Such consent shall not be unreasonably withheld.

  10. Subletting or assignment:

    Tenant shall not assign this agreement or sublet the premises without the prior written consent of Landlord. Landlord shall not unreasonably withhold consent.

  11. Destruction of premises:

    If the dwelling unit is partially or totally destroyed, either party may terminate this agreement upon reasonable written notice.

  12. Notice of termination:
    1. If this agreement is a lease for a definite term, both Landlord and Tenant must give notice at least twenty days before the end of the lease term of their intention to renew the lease, not renew the lease, or create a month-to-month tenancy upon expiration of the lease term.
    2. If this agreement is for a month-to-month tenancy:
      1. Tenant may terminate this agreement by giving Landlord written notice at least twenty (20) days before the end of the rental term.
      2. Landlord may terminate this agreement by giving Tenant written notice at least twenty (20) days before the end of the rental term.
    3. Landlord shall not terminate the tenancy to retaliate against the Tenant for asserting or enforcing rights guaranteed by law or for reporting the Landlord to any government agency. This paragraph shall not affect Landlord's rights under Washington law to terminate the tenancy if the Tenant fails to pay rent, comply with the material terms of this agreement, commits waste or maintains a nuisance.

  13. Service of notices:

    All notices requred by this agreement and applicable state or local law to be served by Tenant upon Landlord shall be mailed to the following address:

    All notices required by this agreement and applicable state law or local law to be served by Landlord upon Tenant shall be personally served on Tenant, or if not home, left with a person of suitable age and a copy mailed to Tenant. If no one of suitable age is home, a copy of the notice shall be posted in a conspicuous place on the premises and a copy mailed to Tenant.

  14. Vacating the premises

    Upon terminating this agreement, Tenant shall vacate the premises, return all keys to Landlord, remove all personal property belonging to Tenant and leave the permises in the same condition as Tenant found them except for normal wear and tear.
